Garage Structural Repair

This project addressed a structural failure above a double garage door that caused roof sagging, water intrusion, and interior damage. The repair required temporary structural support, beam replacement, roof system correction, and full restoration of the affected area.

The original double 2×12 header had failed, allowing the roof structure to sag. This caused water to pool on the flat roof and eventually leak into the garage, resulting in structural and interior damage.

After

The roof structure was carefully raised back to level before temporary support walls were constructed to stabilize it. The failed header was then removed and replaced with a new double LVL beam, along with truss reinforcement and replacement of damaged roof decking.

This project demonstrates the importance of addressing structural failures correctly—temporary fixes would not have resolved the underlying issue or prevented continued damage.
